All of the cabins on our site are clean and well equipped with standard amenities which include central air & heat, cable or satellite TV, VCR & DVD players, outdoor grill, and a fully equipped kitchen. The rental kitchens include microwave oven, dishwasher, coffee maker, pots, pans & dishes. Also supplied are linens, towels, paper products, dish soap, dishwasher soap, bath soap and trash bags.

· All rates quoted are daily, for two people (unless stated otherwise) and do not include 12.5% sales tax or the $33.00 reservation fee. No other hidden charges such as cleaning fees apply!

· $15.00 additional for each person 18 years of age or older.

· $10.00 additional for children ages 6 to 17.

· No charge for children aged 5 and under.

· All rates quoted are AAA rates.

· Prices, policies and amenities subject to change.

· Pets are accepted at the following rentals for $15.00 per night, per pet and a $100 security deposit that is refunded 7 days after departure providing no damages occured.

· All homes require a 30 day cancellation period, with a $50.00 cancellation fee charged on any reservation that is cancelled more than 30 days prior to arrival. Cancellations with less than 30 days notice forfeit deposit. Lazy Bear Lodge and Dancing Bear Lodge both charge a $100.00 cancellation fee with the same terms as stated above. $25.00 service charge for any date changes made more than 30 days before arrival. NO REFUND for any cancellations received LESS than 30 days before arrival date.

· During the peak travel periods of June, July, August, October and Holidays, a minimum nightly rate of no less than $250.00 will apply to most of the homes that accommodate 10 or more persons. ALL RATES ARE SUBJECT TO CHANGE.

· A crib/playpen, high-chair and an inflatable mattress are available to rent at a nominal fee.

· Two night minimum stay, three or more nights during June, July, August, October weekends, Holidays and other designated periods. 4 night minimum over Thanksgiving, No check-ins allowed on Christmas day or Thanksgiving day. Weekly stays may be required in specific homes during peak season.

· Off-season rates are available during designated periods. A minimum one night's deposit is required at time of booking, 2 nights deposit required for all Holidays and for stays of 7 nights or more. A non-refundable $33.00 reservation fee will be charged for each reservation.

· NO REFUND for early departures, late arrivals, decreases in group size and any weather related conditions. Rates can not be adjusted nightly for decreases in group size (ie: 2 people for 2 nights, 4 people for 1 night).

· We reserve the right to transfer guests to an equal or better property if a property is sold, transferred or is temporarily uninhabitable.

· All homes are privately owned. Furnishings, ameneties and decor will vary. Some homes are subject to a minimum charge during certain time periods.

· No fireworks or firearms allowed.

· Personal checks are accepted for advance deposits only providing they are received more than 14 days prior to arrival date. Checks are not accepted upon check-in. A cash security deposit of $200 is required for any reservation where a valid credit card number is not on file. A signed guest lodging agreement is required, completed and signed by the responsible guest.

· SORRY, PETS ARE ALLOWED IN OUR PET FRIENDLY HOMES ONLY.

· CHECK IN TIME: 4:00 P.M. OR LATER - CHECKOUT TIME: BY 11:OO A.M.

· Most units are ready to occupy prior to 4:00, call before arrival. Late check outs up to 4:00 P.M. (subject to availability) for an additional $25.00.
